Section 21 notices can be served on assured tenancies and provided the correct procedure is followed, results in the landlord obtaining possession.  The government has confirmed that instead the reasoned grounds for obtaining possession, known as the Section 8 procedure, will be reviewed so that landlords can sell or move into the property.

This move means that many tenants will benefit from greater security of tenure.  Many social landlords already limit their use of the Section 21 procedure, and the greatest impact will be in the private rented sector. 

The government has confirmed that a consultation process will now take place to shape the new/amended grounds for possession and court procedures.
