Tom Flippant

Principal Associate

Expertise

Tom is a Principal Associate at Capsticks. He qualified in the Real Estate department in April 2018, having previously been a paralegal and trainee with the firm.

Tom has acted for a number of clients within the healthcare sector, including NHS Trusts, property management companies and social housing organisations.

Tom has substantial experience of the LIFT scheme and currently advises Community Health Partnerships Limited on their huge regularisation programme. Through his involvement with this project, Tom has worked with NHS England, CCGs, Councils, LIFTCos, GPs, Social Enterprises and various other stakeholders within the LIFT scheme and has developed an understanding of the differing concerns and pressures facing each of these entities.

In addition, Tom advises NHS Blood and Transplant on all matters concerning their legal estate, including dealing with multiple leases and licences. Tom also helped NHS Blood and Transplant to manage their estate by initially setting them up Capsticks’ client management portfolio.

Tom also advises a number of NHS Trusts, including Central London Community Healthcare NHS Trust and Buckinghamshire Healthcare NHS Trust. Tom, in particular, dealt with a high profile disposal of Westridge Treatment Centre to PJ Livesey Homes Limited as part of a residential scheme which involved the redevelopment of the neighbouring Standish Hospital site by the Homes and Communities Agency. Tom advised 2gether NHS Foundation Trust on the management of complex overage provisions and on the interim leasing arrangements of third party occupiers at the property. Tom also advised Western Sussex Hospital NHS Foundation Trust on the grant of an agreement for various leases for a number of their hospital sites to a catering company.

Tom was also seconded to First Wessex (now Vivid) during their securitisation project, which involved carrying out due diligence on the client’s vast property portfolio.

From this experience, Tom is aware of the pressures on clients to rationalise their estate and is committed to helping clients more efficiently utilise their premises to save on costs whilst not affecting the level of service that they provide.
