Jonathan is a Principle Associate and has experience in development matters having acted for clients including RPs, house builders, local authorities and charities providing advice upon a wide range of development issues including stock transfers, options, conditional contracts, overage and landlord and tenant matters.
Experience
Jonathan frequently acts in connection with large scale, complex development and regeneration matters and will be involved from providing initial strategic advice upon transaction structures, to the negotiating and completing development agreements, agreements for lease and other associated documents.
Jonathan realises the importance of providing practical commercial advice which will enable clients to properly assess options and risk and to make fully informed decisions. Jonathan has acted for many years in advising registered providers in relation to planning matters in respect of section 106 and non-section 106 developments.
Recent instructions include:
- Currently acting for a major registered provider in the acquisition of 115 affordable units with a value of £30m from a national house builder which includes negotiating a golden brick land purchase contract and a development agreement.
- Acting for a local authority in connection with a town centre regeneration scheme in a joint venture with a national developer.
- Acting for Poplar Harca in connection with their entry into a lease of new flagship corporate headquarter premises in East London. Aspects of the transaction included dealing with the surrender of the existing lease by the existing tenant, negotiating the new lease with the landlord charity trustees, entry into an agreement for lease subject to planning and agreeing a licence for alterations to provide consent for major refurbishment works of a landmark building.
- Acting for a registered provider in connection with a tripartite agreement to be entered into with London Borough of Tower Hamlets and a national developer to vary existing rights and obligations of the parties to facilitate a large scale regeneration scheme in East London.
Jonathan has acted for many years in advising registered providers in relation to planning matters in respect of section 106 and non-section 106 developments.
Jonathan has worked as a senior regeneration solicitor at Westminster City Council where he acted as lead solicitor advising the Council on issues concerning large urban regeneration projects including the use of compulsory purchase powers, the exercise of the Council’s statutory powers of appropriation, entry into section 106 agreements, the application of bylaws and London specific statutes with regard to the imposition of various planning restrictions and obligations.
