Lucy is an Associate in our Housing and Regeneration team and acts for Registered Providers on portfolio transactions, with a particular speciality in security charging, stock rationalisation, s106 deed of variation and void disposal matters.
Expertise
Lucy has advised on numerous security charging projects, including for G15 clients. She also deals in void disposals, s106 deed of variations and assists with stock rationalisation. The nature of Lucy’s workload means that she is able to co-ordinate due diligence for large projects, often involving hundreds of titles, within very tight timescales.
Lucy has also completed a 5 month secondment in the Treasury team at a G15 client, where she reviewed their stock for suitable properties to charge and helped them to improve their processes and procedures for charging properties.
Lucy joined Capsticks in September 2019 as a paralegal and prior to her current role at the firm, previously worked as a housing officer for a local authority for 3 years. This has provided her a real understanding of how Registered Providers work and what is important to them and their customers.
Notable projects
- £150m security charging exercise for a G15 client in two tranches, the first draw down of £120m happening 10 weeks from instruction.
- Security charging for another G15 client, supporting with their rolling charging programme to charge regular tranches with values of circa £50m to the security trust on an unallocated basis.
- Acting on a rolling s106 deed of variation project for a G15 client to allow for future charging at MV-STT.
- Led on a charging exercise for a small south-west RP where their whole stock was discharged from a high street lender and re-charged to a Swedish investment bank.
- Working with 9 RPs on rolling void disposal programmes, resulting in capital receipts for 4 of those RPs ranging from £30m to £65m.
